In plain words

For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.

Sound familiar?

Dry leaves keep appearing in the same corner inside the garage, and this fall there were mouse droppings along the wall beside the door. When you look, the corner where the top and side strips meet is wide open.

How the visit goes

  1. 1

Trim, cladding and where water gets behind

The seal shares the jamb with brickmould, siding, capping and old caulking, and water that gets behind any of them ends up in the wood the strip is nailed to. The technician follows the joint between stop and trim looking for cracked or missing caulk, capping that funnels water down the jamb face, and gaps at the sill where meltwater collects. These are small things to correct while the old strip is off and the surface is bare, and they are what stop the fresh wood from going the way of the old. Anything larger, such as damaged siding, is pointed out for a separate decision.

  2. 2

The header piece goes on first

With the door closed, the header length is cut to the full width of the opening and lifted into place, a two-person job on a double door. It is positioned so its fin lies against the top section with a slight, even deflection along the whole width, then fastened from the centre outward with galvanized or stainless nails or exterior screws at regular spacing, which keeps the length straight rather than letting it wander. The ends are left to receive the side pieces beneath them. Fitting the header first means both sides are cut to meet it exactly, and the corners close properly.

  3. 3

    A look round each season

The simplest care is a glance four times a year. Close the door, switch off the lights and look along both sides and the header for daylight. Then step outside and check that no length has lifted, that the corners are still tucked together and that the fin is still soft when you press it with a thumb. Cracks, a hard grey surface or a piece that has shrunk back from the door are the early signs. Manufacturers suggest wiping the seal down with a damp cloth a few times a year, and that also lets you feel any change in it.

What affects the quote

  1. 1

Removing the old stop and paint build-up

Lifting a wood stop that has been painted for decades, scraping old adhesive and knocking down paint ridges takes longer than pulling a loose fin, and the time shows in the quote.

  2. 2

    Jamb material

Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.

  3. 3

    Corner detailing

Mitred corners on a one-piece stop, or fitting round an unusual trim profile, take more cutting and fitting than butted corners on a plain jamb.

Garage Door Perimeter Weatherstrip: questions

Advice · (289) 805-2215

Does new weatherstrip make the door any quieter when it opens and closes?

A little, though it is not the main reason to do it. A fresh bottom seal cushions the door's contact with the floor, and snug side and top seals stop the panel rattling against loose or worn stops. Most of the noise people notice from a garage door comes from rollers, hinges and the opener chain or belt rather than the seals, so a technician checking the weatherstrip will usually point out those parts too if they are the louder culprit.

What information helps when I book?

The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.

Why is there daylight on one side but not the other?

It can be either. Worn rollers, a track bracket that has shifted or a top section that bows can move the door face toward one jamb and away from the other, and a seal that is damaged, shrunk, the wrong size or set slightly off the door face shows the same way. The technician checks both the door's alignment and the seal itself, corrects what is out of true, then fits the new seal to a door that closes evenly.

What the census means at the door

38%

Homes of every age. About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.

A mixed housing stock means some doors are on their original openers without photo-eyes while others have modern units with apps and keypads. We handle both: upgrading the older ones for safety and quietness and adjusting or expanding the newer ones as the household grows.

37%

Single-detached houses make up about 37% of homes in Mississauga (2021 Census).

Where most homes are townhouses, condos or apartments, garage doors are often shared: a single overhead door or gate serving an underground or common garage. Those doors run on commercial operators built for constant use, and their upkeep is usually arranged through the building's management.
