Door stuck open
Safely, right now
- Leave the door where it is: forcing it down or pressing the button again can bend it.
- Keep the doorway clear of people, pets and vehicles.
- The red release cord stays untouched while the door is open, because the door can fall.
Door won't close
Safely, right now
- Don't keep hitting the button. Repeated tries can do more damage than the first fault.
- Don't step or reach under the door to move anything. If a bin, bike or snow is in the way, mention it when you call.
- Don't bypass or re-aim the safety sensors by the floor to make it close.
Spring snapped
Safely, right now
- Don't lift the door by hand and don't use the opener.
- Keep everyone, pets included, and every vehicle away from the door.
- Don't pull the emergency release while the door is open. It can drop.
Car stuck inside
Safely, right now
- Don't use the car to force the door. It can collapse.
- If you heard a bang or the door feels heavy, don't pull the release or lift it. A spring may be broken.
- Arrange another way to get where you are going for now. The car can wait inside.
Photo-eyes, the auto-reverse force setting and a balanced door are what stand between a closing door and a child, a pet or a bicycle wheel. On every visit in Lakeview we test all three, correct whatever has drifted, and explain how you can check them yourself between visits.

The fix, explained · Lakeview
What is the door doing?
EmergencyTorsion Spring ReplacementNothing broke outright, but the door has grown heavier each winter, opens more slowly and squeals as it moves.
The fix
On a door with two springs, replacement usually starts with a conversation about scope. Both springs have completed the same number of cycles, so when one breaks the other is typically close behind, and replacing the pair together gives the door two matched springs sharing the load evenly.
Until then
When a spring breaks, the safe approach for the household is to leave the door where it is, keep people and vehicles clear, and avoid running the opener, which can damage the top section, the trolley or the gear drive.
Pull the manual release only when the door is fully closed unless a technician asks otherwise; a door disconnected while partly open can move on its own if the springs are out of balance.

EmergencyOff-Track Garage Door ResetThe rollers on the door have been squealing for months.
The fix
Winter produces a particular version of this call. Slush melts under the door during the day, freezes overnight and glues the bottom seal to the slab.
Until then
Never run the opener on a door that is off its track or hanging crooked; every cycle drives the racked door harder into the rails and can pull the track from the wall or tear a hinge.

EmergencyGarage Door Cable ReplacementStanding inside with the door closed, you notice the cable on the right side near the floor has gone fuzzy.
The fix
Winter is hard on the bottom of a garage door. Slush and road salt run off the car and pool exactly where the cables loop onto the bottom brackets, and wire rope that is wet and salted for four months a year rusts from the inside out.

EmergencyExtension Spring ReplacementThe door climbs with the left corner ahead of the right, then twists as it turns into the ceiling track.
The fix
Extension springs are common on the detached garages behind older houses, where a low ceiling left no room for a torsion shaft, and those garages are rarely heated. Damp summers, hard frosts and salt carried in on the car pit the spring wire over the years, and a fatigued spring most often lets go on a cold morning when the…

Book soonEmergency Release RepairA previous owner knotted the release cord around the rail and stacked storage shelves right beneath it.
The fix
The visit runs in a fixed order. On the phone you describe what the release did, where the door was, and what kind of opener hangs from the ceiling.
Until then
Pull the release with the door fully closed whenever possible, and keep the opening clear as you do.
Lift a door by its handles or the gripping points on the panel face, never at the joint between sections, which closes as the door bends around the track.
Book soonGarage Door Opener Diagnosis and RepairThe motor runs, the chain rattles along the rail, and the door does not move a millimetre.
The fix
Winter changes what an opener is asked to do. Grease in the gear case and on the rail thickens in the cold, rollers turn stiffly, and the bottom seal can freeze to the concrete overnight so the door is briefly glued shut.
Until then
Pull the release with the door fully closed whenever possible, and keep the opening clear as you do.
Never drive a vehicle at a closed door to get out; the door collapses and the stored tension in the counterbalance is released.

What the census means at the door
38%
Homes of every age. About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.
Streets with a mix of older and newer homes tend to show a mix of door styles too, from flush wood panels to raised-panel steel and carriage designs. When a replacement is chosen, it can either match the house's period or the neighbouring doors, and we help weigh both.
37%
Single-detached houses make up about 37% of homes in Mississauga (2021 Census).
In attached housing, a resident's remote or fob may open both their own door and a shared gate, and lost devices are a real security concern. We clear old codes from the operator, program replacements, and explain to management how to keep the access list current.

When a garage door in Lakeview has stopped, the household is usually stuck too, so we organise the day around getting the door moving safely. The technician clears the fault, checks the rest of the door so the next part does not follow, and explains what he did before he drives away.

Which fix fits?
IfThe remote only works when you are almost in the driveway.
ThenBattery, antenna and interference check.
A weak battery or a tucked-away antenna wire shortens range; some LED bulbs in the opener can also interfere.
IfThe outside keypad lights up but the door ignores it.
The code has likely dropped out of the opener's memory; re-pairing brings it back.
IfYou have moved in and there are no remotes at all.
ThenOpener memory reset and new remotes.
We erase every old code so previous owners' remotes stop working, then program yours.
IfAfter a week of lifting the door by hand you pressed the button, hoping it would catch.

Short answers
Can a tune-up make my noisy door quieter?
Usually, yes, and often dramatically. Most garage door noise comes from dry hinge pins, dry roller bearings and hardware that vibration has loosened, and those three are exactly what a tune-up addresses. Some noise comes from parts that have worn, such as a roller gone out of round or a chain that has stretched, and the technician tells you which sounds were settled by maintenance and which point to a part worth replacing, with a separate quote for that.
Will the track have to be replaced?
Often not. A track that is simply out of plumb, spread at the lip or loose on its brackets is re-formed and re-fixed. Replacement is for rail that has been crushed, kinked or torn by an impact, because a roller passing a tight spot will pop out again. The technician measures the damaged length against the door's roller size and tells you which case you have before any track is ordered or cut.
What information helps when I book?
The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.
Why should the opener never run with the manual lock engaged?
Because the opener is strong enough to lift a door heavier than a person, and it has no way of knowing a bar is in the track. It pulls, the bar bends, the lock body tears at its screws, the section can crease and the opener's gear or trolley takes the shock. Opener makers ask for manual locks to be disabled or removed when a motor is installed for exactly this reason.
