Does winter change what you look for?
Yes, mostly at floor level. Months of slush and road salt reach the lowest hinges, the bottom brackets and the loop of each cable before anything else on the door, so those get a close look for rust. The technician also checks whether the bottom seal has been freezing to the slab, how the drive has coped with cold, stiff starts, and whether frost or salt film has been blinding the sensors near the floor. My door has a lock bar. Should it be used with an opener?
Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. How is a reset different from a track repair?
In a reset the rail is sound and the work is putting rollers, cables and sections back where that rail expects them, with minor alignment corrections. In a track repair the rail itself is the problem and must be straightened, re-hung or partly replaced first. Can a section with windows be replaced, or windows added?
Yes on both counts, within what the manufacturer offers for your model. A damaged glazed section is ordered as a glazed section, with the frame style and glass type specified. Windows can also be introduced by ordering the replacement, usually the top section, in a glazed version. Bear in mind that a glazed section can weigh differently, so spring tension is checked, and that the window frame style should be chosen to suit the door's panel design. How long do garage door rollers last?
It depends on what they are made of and how often the door moves. Builder-grade plastic wheels with no bearings often show wear after only a few years. Steel and nylon rollers with seven to thirteen ball bearings are typically rated for ten to fifteen thousand cycles, roughly the life of a torsion spring, which for many households means seven to ten years. Is the bracket at the bottom corner a hinge too?
No, and it is the one piece of hardware on the door that stays untouched during hinge work. The bottom bracket in each lower corner holds the bottom roller and anchors the lift cable, so it carries spring tension whenever the springs are wound. Will track work involve the springs?
Sometimes. The flag bracket at the top of the vertical track usually carries the bearing for the torsion shaft, so if that bracket or the curve has to move, the springs are unloaded first with winding bars and rewound afterwards to the same turns. Simple work on the vertical run below the curve, or on the horizontal hangers, can often be done with the springs left alone. Either way the door is balance-tested at the end. How long do lift cables usually last?
Cables tend to live about as long as the springs they work with, often ten years or more on a door used a few times a day, and less on a door that sees heavy use or a wet, salty floor every winter. Openers & Access
My opener has no photo eyes. Can it be kept in service?
Openers without an external sensor date from before 1993, when photo eyes or an equivalent device became part of the operator standard. The door industry's own inspection checklist and consumer safety regulators both recommend replacing such units rather than repairing them, because the contact-reversal feature alone is a weaker protection for anyone or anything under the door. The door is stuck. Should I pull the red cord?
Yes, if you need the door open and the door is closed or nearly so. Pulling the handle frees the door from the trolley so it can be lifted by hand. Do not pull it while the door is open, because a door with a weak spring can drop. How long does a belt-drive repair take?
A tension adjustment with the safety tests is a short visit. Replacing the belt, trolley or idler pulley, then phasing the motor, relearning limits and running the reversal tests, is usually an hour or two. A gear-and-sprocket kit at the motor head takes longer because the head unit is opened. If the balance test turns up spring work, that is agreed as a separate job with its own time. Can my phone control the door?
Yes, with a Wi-Fi capable operator or a small add-on hub for a compatible unit. The app opens and closes the door, shows whether it is up or down, sends an alert if it has been left open and can close it on a schedule.
