Garage Door Opener Diagnosis and Repair
The motor runs, the chain rattles along the rail, and the door does not move a millimetre. You notice the little carriage sliding back and forth on its own.

Pull the release with the door fully closed whenever possible, and keep the opening clear as you do. Once the trolley lets go, the door is held by its springs alone, and a closed door can still shift unexpectedly.
Never drive a vehicle at a closed door to get out; the door collapses and the stored tension in the counterbalance is released. Use the release, the outside key release, or a technician.
In freezing weather, check that the bottom seal has released from the slab before using the opener; a door frozen to the floor is the most common winter route to slack cables and a crooked door.
In plain words
Winter changes what an opener is asked to do. Grease in the gear case and on the rail thickens in the cold, rollers turn stiffly, and the bottom seal can freeze to the concrete overnight so the door is briefly glued shut. A force setting that was right in July now reads every one of those as an obstruction and stops. A cold-weather diagnosis sorts the seasonal from the structural: freeing the seal, lubricating the moving parts with a product made for low temperatures, checking that the balance is still right, and then confirming the force is low enough to stay safe while high enough to work.
How the visit goesYou press the remote from the driveway and hear the motor hum overhead, a steady drone with no movement behind it. The door stays shut. Press again and the hum returns, then quits, as if the machine is trying and cannot get a grip on anything.

How the visit goes

- 1
From motor to trolley
Behind the cover of the head unit and along the rail sits the drive train: motor, capacitor on AC models, drive gear, sprocket, and then the chain, belt or screw that moves the trolley. The technician listens first, because sounds are specific. A hum with no motion suggests a capacitor or a stripped gear; a motor that runs while the trolley slides alone points to a disengaged carriage or a broken drive; a grinding start followed by silence is a worn gear finishing its life. Then the parts are inspected directly: gear teeth, sprocket, chain tension, belt condition, trolley wear, and the coupling between rail and head.
- 2
Capacitor and motor work
On an AC opener that hums and clicks but never turns, the start capacitor is the first suspect. It is discharged, tested and replaced with one of the same rating, a routine job that returns a dead-sounding opener to normal in many cases. If the motor still fails to turn with a good capacitor, the technician checks for a seized shaft, burnt windings or a failed thermal cut-out, and confirms the motor is not simply being stalled by a locked or bound door. A motor replacement is weighed against the age of the unit and the availability of the part, and that judgement is explained before any decision.
- 3
Care between visits
An opener lasts longer when the door it moves stays easy to move. Twice a year, put a garage door lubricant on the rollers, hinges, bearings and springs; leave the track itself clean and dry so the rollers roll rather than slide. Wipe the sensor lenses and check their brackets have not been knocked. Glance at the chain for slack, and at the bolts holding the rail to the header and the ceiling. Listen for new sounds, since a grinding start or a squeal is the drive asking for attention while the fix is still a small one. None of this touches the springs, which stay a technician's job.

What affects the quote
- 1
Age and model of the unit
Parts availability is checked by exact model and part number rather than assumed from age, since some units even from the last two decades already have a board or component discontinued with nothing to replace it. Sourcing a part, or replacement instead, shapes the quote.
- 2
Repair or replacement
When diagnosis points to replacement, the quote changes shape entirely: a new head unit, rail and sensors with installation, plus removal of the old opener, rather than a single part and labour.
- 3
Getting in when the door is stuck shut
A garage with no side door and no house connection means working the release from outside before any test can begin, and the quote includes that entry step.

Garage Door Opener Diagnosis and Repair: questions
My opener has no photo eyes. Can it be kept in service?
Openers without an external sensor date from before 1993, when photo eyes or an equivalent device became part of the operator standard. The door industry's own inspection checklist and consumer safety regulators both recommend replacing such units rather than repairing them, because the contact-reversal feature alone is a weaker protection for anyone or anything under the door. A diagnosis on one of these units usually ends with a replacement recommendation, explained plainly.
Why does the door stop just above the floor and reverse?
Two usual reasons. The travel limit is set a fraction too long, so the door reaches the slab, meets it harder than expected and interprets that as an obstruction. Or the bottom seal has stiffened or frozen and the last few centimetres take more force than the setting allows. Both are adjusted after the door is checked for balance, and the fix is confirmed by closing the door several times and running the contact reversal test.
What is the red cord for, and is it safe to pull?
It is the emergency release that disconnects the door from the opener so you can move it by hand, for instance during a power outage. It is safe when used with the door closed. Pulling it with the door open is the risk, because an unbalanced door can then drop. Pull straight down, lift the door by its handle, and reconnect afterwards by running the opener or lifting until the trolley clicks back in.

What the census means at the door
38%
Homes of every age. About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.
Mixed neighbourhoods often include renovated older houses with a new facade and a garage door that no longer suits it. Choosing a door that ties the renovation together, then installing it plumb and balanced in an older opening, is work we do regularly and enjoy.
37%
Single-detached houses make up about 37% of homes in Mississauga (2021 Census).
In denser housing the garage door is frequently the main entrance to the home and sits close to the living space, so a door that closes fully and locks properly matters for security. We check the closing force, the lock and the opener's stored codes on every visit.
